Terms of service

The plain-English terms for using LienToDeed — written from how the service actually works.

1. What LienToDeed is

LienToDeed is an educational information service about United States tax lien certificate and tax deed sales. We publish state law guides, a sale calendar, and — for members — scored alerts built from the sale lists counties themselves publish. Nothing on this site or in our emails is legal, tax, or investment advice, and no score, estimate, or alert is a recommendation to bid on any property. Always confirm sale details — dates, parcels, deposits, and terms — with the county before bidding.

2. Our data and estimates

Alert data comes from public county publications: clerk sale schedules, tax collector advertisements, and delinquent lists. Every listing is re-verified against its source before an alert fires, and each alert names its source. Our 0–100 score and the conservative ceiling estimate (65% of the county-published assessed value, labeled "Estimate") are analytical aids built from the published record — not appraisals and not guarantees of value or outcome. Where a county publishes no assessed value, we show no ceiling estimate at all.

3. Plans

Free list: the nationwide sale calendar, all state law guides, one county snapshot, and a member page showing counts and sale dates for your watchlist. Bidder ($49/mo): scored listings for one state. Pro ($99/mo): scored listings for all 50 states, the full scored list with nothing held back, and a member home page with your full match set. Single-county reports are $19.99 each. Plan prices are shown on the subscribe page; payments are processed by Stripe.

4. How alerts arrive — one email a day

Members receive at most one alert email per day. That single daily email carries everything new for your watchlist, and your top matches — listings scoring 70 or higher with a supported ceiling estimate — lead it. Account emails that are not alerts (your welcome, a plan activation confirmation, occasional service updates about your own membership) are separate and are sent only when they apply to you. Every email we send carries an unsubscribe link; using it stops all LienToDeed email.

5. Billing and cancellation

Paid plans bill monthly through Stripe and renew automatically until cancelled. You can cancel any time from your member home — the private link in your LienToDeed emails. Cancellation takes effect at the end of the current billing period: you keep full access until then, there are no further charges after the period ends, and there is no refund for the current period. If you have lost your member link, reply to any LienToDeed email and we will cancel for you the same day. When a subscription ends — cancelled, or a payment that cannot be completed — the account returns to the free list.

6. Your member link

Your member home has no password: the link itself is the credential, and it is unique to you. Keep it private — anyone who has the link can see your watchlist and matches and can cancel your plan. Member links and memberships are for the subscribing member and must not be shared publicly or resold.

7. Coverage

County coverage activates as each county's published list is verified. The coverage page states, county by county, what is live, what is calendar-only, and what is still being verified; plan coverage follows that page. We never claim live alerts for a county whose list we have not verified.

8. Changes to these terms

We may update these terms as the service changes. The current version always lives at this URL, and material changes will be noted here. Continued use of the service after a change means you accept the updated terms.
