Follow the tax debt. Win the deed. Do the homework first.
LienToDeed exists because of a boring, expensive problem: America's tax sales are public, fragmented, and unforgiving of lateness.
Every state runs its own system. 17 jurisdictions sell tax lien certificates; 21 sell tax deeds; 10 sell redeemable deeds; 3 — Alabama, Florida, and Ohio — run hybrid systems. The sales themselves are run by hundreds of county clerks and tax collectors, each publishing lists on their own schedule, in their own format, with registration deadlines that close before the sale starts. Miss a list, a deadline, or a state-law detail, and the opportunity — or your deposit — is gone.
What we do
- We watch the lists. County-published tax lien and tax deed sale lists, scanned on a set cadence — hourly for counties near a sale, daily for the rest.
- We score what's new. Every new listing is scored from checkable inputs — taxes owed against published value, property type, time to sale, and the state's own rules. If the data doesn't support a max bid, we don't show one.
- We alert before deadlines. Paid members get text + email alerts on new, high-scoring listings and notices when listings are withdrawn. Free members get the full nationwide sale calendar and our statute-sourced law library for all 50 states and D.C.
- We show our sources. Every law page cites its statute and carries a verification date. Every alert names the published list it came from. Our full methodology is public, including our corrections policy.
Who it's for
- Tax lien investors who buy certificates across one or several states and are tired of refreshing county websites.
- Tax deed buyers who need list drops and registration deadlines tracked across clerk-run sales.
- Land and off-market investors adding the tax sale calendar to their acquisition stack.
- Serious beginners who want to learn one state's system properly — law first, calendar second, bidding last.
It is not for anyone looking for guaranteed returns. Tax sales are a legal process with real ways to lose money, and our content says so, regularly, on purpose.
What we believe
- Verify before alert. A fast wrong alert is worse than a slower right one.
- No number without a source. Statutory maximums are labeled as maximums; estimates are labeled as estimates; missing data is shown as a gap, not filled with a guess.
- The list is the product. Scores and alerts only matter if the underlying published data is right — so the unglamorous work (fetching, diffing, correcting) is the work.
- Education over hype. We publish the traps — premium bidding that earns nothing, certificates that expire, deeds that need quiet title — because members who understand the risks stay members.
The service, plainly
- Free: nationwide sale calendar, all 51 state law guides, and one county snapshot report.
- Bidder — $49/mo: one state — instant text + email alerts on scored new listings, max bid / max rate where the data supports it, redemption and withdrawal alerts.
- Pro — $99/mo: all 50 states + D.C., priority alerts, and the full archive of tracked sales.
No contracts. Educational content only — LienToDeed is not legal or investment advice, and we always tell you to confirm sale details with the county before bidding.
Where we are
LienToDeed launched in October 2026. County coverage activates in phases as each county's published-list feed is verified — counties still being verified are labeled as such on their pages, because we'd rather show you the seams than hide them. If you spot an error anywhere, we want to hear it: our corrections policy is on the methodology page, and we act on confirmed reports.
