Jefferson County Tax Sale: 129 Properties on the Block Tuesday, December 1
The sale, in numbers
The published list carries 129 properties for the December 1 sale. Combined published minimum bids come to $2,476,086. The median parcel sits at $19,624; the list runs from $911 up to $182,951. Those figures are the county's published numbers, exactly as released — the starting point for bidding math, never a statement of what a property is worth. On our 100-point screen, 60 of the 129 properties score 70 or higher — the sort order to start from before sale day.
Assessed values are published for 129 of the 129 parcels, and every one of them carries a conservative ceiling estimate in the report: 65% of the published assessed value, labeled Estimate. The median ceiling is $32,684. Where the county publishes no assessed value, the report shows no ceiling — a gap is labeled, never filled.

How this Texas sale works
Texas sells redeemable tax deeds at sheriff and constable sales on the first Tuesday of the month. The buyer receives a sheriff's deed at the sale, but the owner can still redeem — 2 years from the deed recording for residence homestead, agricultural and mineral property, 180 days for everything else — by repaying the aggregate purchase price plus a flat redemption premium: 25% in year one, and 50% in year two for homestead, agricultural and mineral property. The premium is owed even if the owner redeems on day one, and bidding a premium over the minimum bid does not change the percentage.
Before Tuesday: how to work this list
Start from the full list on the Jefferson County page linked below and work it down to a bid list before sale day: screen for the areas and property types you actually buy, verify each finalist against county records, and confirm registration, deposit and payment rules with the county tax sale office well before December 1. The sale is on December 1; the buyers who win it are the ones who did the sorting in advance, not the ones scrolling on sale day. The score sort is the fastest first pass — 60 properties clear 70 on our screen. Set each finalist's ceiling from the property and the published assessed value where the county provides one — never from the amount owed alone.

Questions
Is the published minimum bid the price of the property?
No. The minimum bid is the floor the county published — taxes, interest, penalties and costs rolled into one figure. Competitive bidding decides the final price, and the minimum says nothing about the property's market value.
When is a Texas tax deed fully the buyer's?
The sheriff's deed issues at the sale, but the owner's redemption right runs 2 years from the deed recording for residence homestead, agricultural and mineral property, and 180 days for all other property. If the owner redeems, they repay the purchase price plus the flat redemption premium (25% in year one).
