The sale, in numbers

The published list carries 375 properties for the November 17 sale. Combined amounts owed come to $587,926. The median parcel sits at $245; the list runs from $50 up to $32,420. Those figures are the county's published numbers, exactly as released — the starting point for bidding math, never a statement of what a property is worth. On our 100-point screen, 332 of the 375 properties score 70 or higher — the sort order to start from before sale day.

Assessed values are published for 375 of the 375 parcels, and every one of them carries a conservative ceiling estimate in the report: 65% of the published assessed value, labeled Estimate. The median ceiling is $13,159. Where the county publishes no assessed value, the report shows no ceiling — a gap is labeled, never filled.

How this Colorado sale works

Colorado sells tax lien certificates, not the property itself. The certificate rate is set by formula — the Federal Reserve discount rate in effect September 1 plus 9 percentage points, fixed for the life of the certificate (14% for certificates in the October 2025–September 2026 period). Bidding is premium, and the trap is in the premium: any amount bid over the lien is not refunded on redemption and earns no interest, so an overbid certificate yields less than the headline rate. The owner may redeem at any time before a treasurer's deed issues, and the lienholder may apply for the treasurer's-deed auction no sooner than 3 years after the sale.

Before Tuesday: how to work this list

Start from the full list on the Elbert County page linked below and work it down to a bid list before sale day: screen for the areas and property types you actually buy, verify each finalist against county records, and confirm registration, deposit and payment rules with the county tax sale office well before November 17. The sale is in 13 days; the buyers who win it are the ones who did the sorting in advance, not the ones scrolling on sale day. The score sort is the fastest first pass — 332 properties clear 70 on our screen. Set each finalist's ceiling from the property and the published assessed value where the county provides one — never from the amount owed alone.

Questions

Is the amount owed the price of the property?
No. The published amount is the delinquent taxes, interest and costs owed on the parcel. It is where the bidding math starts — it says nothing about the property's market value.

When does a lien become a deed in Colorado?
Not quickly. The owner may redeem at any time before a treasurer's deed issues, and the lienholder may apply for the treasurer's-deed public auction no sooner than 3 years from the date of the tax lien sale.
