December 2026 Tax Sales in Washington
December in Washington, in numbers
Washington's foreclosure season concentrates into one week: 5 county sales and 125 parcels between December 1 and December 7, all of them online. Amounts owed are published for 84 of the parcels — Stevens, Chelan and Spokane counties — and total $714,262. Published minimum bids for Whatcom and Cowlitz counties total $550,109 across their 41 parcels.
Assessed values are published for those same 41 parcels (Whatcom 33, Cowlitz 8) — $9,331,925 combined — and each carries a conservative ceiling estimate in the county reports: 65% of the published assessed value, labeled Estimate. The other 84 parcels publish no assessed value, so they show no ceiling estimate. On our 100-point screen, 33 of the 125 properties score 70 or higher.

How Washington sales work
Washington is a judicial foreclosure state: the county treasurer files in superior court, and the sale conveys a deed — there is no post-sale redemption period. The owner's last chance to redeem is the close of business on the day before the sale (RCW 84.64). For buyers that cuts both ways: what you win is yours without a year of redemption risk, and precisely because of that, the homework has to happen before you bid, not after. The minimum bid covers the taxes, interest, penalties and foreclosure costs owed.
Three of the five sales land on the same Monday, on two different platforms — and registration and deposit deadlines land ahead of sale day (Whatcom's Bid4Assets deposit deadline is November 25). Work each list from its county page below, verify finalists against county records, and confirm platform rules before the deadlines, not during sale week.

Questions
Is the amount owed the price of the property?
No. The published amount is the delinquent taxes, interest and costs owed on the parcel. It is where the bidding math starts — it says nothing about the property's market value.
Can the owner redeem after a Washington foreclosure sale?
Not after the sale. Under RCW 84.64 the owner may redeem until close of business on the day before the foreclosure sale; after the sale there is no redemption period (narrow exceptions exist for minors and legally incompetent persons).
