December 2026 Tax Sales in Texas
December in Texas, in numbers
Texas sells on the first Tuesday of the month, and December 1 is no exception: four courthouse sales on a single day. Jefferson County — Beaumont — carries the month with 129 parcels and $2,476,086 in combined published minimum bids (median $19,624). Nacogdoches County adds 10 parcels with $215,321 in minimum bids (median $21,478), Williamson County 22 parcels with $403,000 (median $8,500), and Limestone County 10 parcels whose list publishes assessed values but no minimum bids in the data we ingest.
Assessed values are published for 149 of the 171 parcels — $11,231,043 combined — and every one of those 149 carries a conservative ceiling estimate in the county reports: 65% of the published assessed value, labeled Estimate. The 22 Williamson County parcels carry no assessed value, so they show no ceiling estimate. On our 100-point screen, 66 of the 171 properties score 70 or higher.

How Texas sales work
Texas sells redeemable tax deeds at sheriff and constable sales on the first Tuesday of the month. The buyer receives a sheriff deed at the sale, but the owner can still redeem — 2 years from the deed recording for residence homestead, agricultural and mineral property, 180 days for everything else — by repaying the aggregate purchase price plus a flat redemption premium: 25% in year one, and 50% in year two for homestead, agricultural and mineral property. The premium is owed even if the owner redeems on day one.
Four sales on one day means choosing a room: Jefferson County's list is ten times the size of the other three combined, and its report carries a ceiling estimate on every parcel. Work the lists from the county pages, set each finalist's ceiling from the property and its published assessed value where one exists, and confirm registration and payment rules with the county well before December 1.

Questions
Is the published minimum bid the price of the property?
No. The minimum bid is the floor the county published — taxes, interest, penalties and costs rolled into one figure. Competitive bidding decides the final price, and the minimum says nothing about the property's market value.
When is a Texas tax deed fully the buyer's?
The sheriff deed issues at the sale, but the owner's redemption right runs 2 years from the deed recording for residence homestead, agricultural and mineral property, and 180 days for all other property. If the owner redeems, they repay the purchase price plus the flat redemption premium (25% in year one).
