December 2026 Tax Sales in Georgia
December in Georgia, in numbers
Georgia's December is a single sale day with two metro lists. Gwinnett County carries 57 parcels owing $281,880 (median $3,183; smallest $1,135, largest $57,334), and Clarke County — Athens — carries 13 parcels owing $164,170 (median $7,397; smallest $2,386, largest $60,132). Together the two lists total $446,050 in published amounts owed.
Neither county published assessed values with these lists, so no ceiling estimates are shown for these sales. The amounts owed are the floor the bidding starts from — they say nothing about what any property is worth.

How Georgia sales work
Georgia sells redeemable tax deeds. The winning bidder receives a tax deed at the sale, but the owner may redeem for 12 months from the sale date by repaying the purchase price plus a flat redemption premium — 20% for the first year or fraction of it, plus 10% for each additional year. The right does not expire on its own at 12 months; the purchaser bars it by serving barment notice under O.C.G.A. § 48-4-45.
That premium math is the Georgia edge: a redemption pays the premium even on a fast turnaround, and a property that is never redeemed still has to survive your own valuation. Work both outcomes for every finalist before December 1, and confirm registration and payment rules with the tax commissioner.

Questions
Is the amount owed the price of the property?
No. The published amount is the delinquent taxes, interest and costs, and bidding starts there. Competitive bidding decides the final price, and the amount owed says nothing about the property's market value.
When is a Georgia tax deed fully the buyer's?
The deed issues at the sale, but the owner may redeem for 12 months by repaying the price plus the 20% first-year premium — and the right continues past 12 months until the purchaser bars it with statutory notice.
