November 2026 Tax Sale Calendar: 91 Sales, 22,645 Parcels
First, the distinction that matters
About a quarter of this list isn't a one-day auction at all. It's standing inventory — parcels that didn't sell at a county's main sale and sit with the county afterward: repository lists in Pennsylvania, unsold certificates with the clerk in Kentucky, over-the-counter deed inventory in Georgia and Wisconsin. Those lists are refreshed continuously and generally sell first-come, any time. The rest are real sale days, and those are deadlines: miss the registration or deposit cutoff and the month is gone. The two kinds are separated below, because treating an inventory list like an auction — or an auction like inventory — is how people waste a month.
The dated auctions worth circling
Thu, Nov 5 — Weld County, CO (lien sale, online): 4,806 parcels. The biggest single lien sale of the month by a wide margin, run on RealAuction. Colorado lien sales get competitive — expect premiums to bid the yield down to almost nothing on the clean parcels. Lake County, CO also sells liens the same day (344 parcels).
Mon, Nov 9 — Pueblo County, CO (lien sale, online): 3,211 parcels. The month's second giant. Teller County, CO sells liens the same day (613 parcels) if Pueblo gets crowded.
Tue, Nov 17 — Williamsburg County, SC (deed sale, in person, Kingstree): 1,020 parcels. The biggest deed sale of the month. South Carolina sells the property itself, with a 12-month redemption period after the sale — price the wait in before you bid.
South Carolina's run opens Mon, Nov 2: Dillon County 916 parcels, Clarendon County 578, Fairfield County 342 — all in-person deed sales. Bamberg (724), Lancaster (496), Cherokee (406) and Oconee (309) follow on Mon, Nov 9.
Tue, Nov 3 — Georgia courthouse day: Chatham County (Savannah) 154 parcels and Muscogee County (Columbus) 52, both in-person. Texas holds its first-Tuesday deed sales the same day — Bell County 50 parcels, Bastrop County 37.
Fri, Nov 13 — Boulder County, CO (lien sale, in person): 757 parcels. One of the few big in-person lien sales left; it rewards showing up prepared.
Tue, Nov 17 — Armstrong County, PA (deed sale, online on GovEase): 521 parcels, and Elbert County, CO sells liens in person in Kiowa the same day (375).
Also on the board: El Dorado County, CA sells deeds online Fri, Nov 6 (102 parcels), Eagle County, CO sells liens Tue, Nov 10 (140), and San Miguel County, NM sells deeds Thu, Nov 19 (104).
Florida in November: small lists, real deadlines
Florida is the market we're piloting first, so the honest numbers: our live-alert Florida counties hold 13 November deed sales totaling 38 parcels. Florida deed lists are small and frequent — a handful of parcels per clerk sale, several times a month — nothing like a Colorado lien sale. The month's Florida dates in live-alert counties: Franklin and Nassau on Tue, Nov 3; DeSoto and Gulf on Wed, Nov 4; Madison and Suwannee on Thu, Nov 5; Taylor on Mon, Nov 9; Calhoun on Thu, Nov 12; Sumter on Thu, Nov 19; Dixie on Tue, Nov 24.
The Suwannee County sale on Nov 5 is the one our sample alert and full property report is built from — a real parcel (03399030009, opening bid $2,886.08, score 76.4) shown exactly as a member sees it, including the ceiling estimate we don't show because the Clerk published no assessed value. Florida's other 54 counties are calendar coverage today while their lists verify — the split is published county by county on the coverage page.
The standing inventory (buy any time)
The biggest standing lists we track: Bibb County, GA — 0 deed parcels in the county's judicial in-rem inventory. Kenton County, KY — 0 unsold lien certificates held by the County Clerk. Luzerne County, PA — 0 repository parcels; Indiana County, PA 0; Venango County, PA 0; Schuylkill County, PA 0. Hardin County, KY — 0 unsold certificates; Bullitt County, KY 0; Madison County, KY 0; Jefferson County, MO 0 unsold certificates. The full inventory table, with sources, is on the calendar page.
Two honest caveats about inventory: it's picked-over by definition — everything easy already sold at the main sale, so your reject rate should be high — and in lien states the OTC version is buying the unsold certificates from the clerk, an interest-rate purchase, not a property purchase.
Two warnings from watching these lists daily
Sale lists shrink. Owners redeem right up to sale day, sometimes the morning of. Any list you download — ours included — is a snapshot. We re-check lists within the hour inside 14 days of a sale and daily otherwise, and a watched property that redeems generates its own alert; still, re-check the county's final list before you wire money or drive anywhere.
Parcel count is not opportunity count. A 4,806-parcel lien sale is mostly small-balance certificates that will get bid to a fraction of a percent. The work is sorting, not finding — which is why every listing we track carries a score, and a conservative ceiling estimate (65% of the published assessed value, labeled Estimate) wherever the county publishes an assessed value at all.
December, briefly
21 December sales are already on the books — including Spokane County, WA and the mid-December Illinois trustee sales — and December lists are still publishing. The December roundup posts here as the lists finalize.
