How tax sales work in Monroe County, West Virginia

West Virginia law controls every tax sale in Monroe County — the county runs the sale, but what is sold, what it pays and how long the owner can redeem are all set by the state:

What West Virginia sellsTax lien certificates
Interest / penalty0% to the purchaser under current law — Senate Bill 552 (effective June 10, 2022) eliminated interest on the Auditor tax-sale purchase price, so a redeeming owner repays amounts paid plus statutory fees/costs, not buyer interest. (Pre-SB 552 sheriff sales paid 12% per year / 1% per month under former §§ 11A-3-23, 11A-3-56.)
Redemption periodNo fixed 18-month period under current law (that was the pre-2022 system). Owner may redeem at any time before a tax deed is issued (§ 11A-3-56, as amended); the purchaser must file the list of persons to be served within 120 days of sale (§ 11A-3-52) and the deed may issue after the Auditor serves notice to redeem and the stated redemption deadline (as early as 45 days after notice) passes unredeemed
When sales happenOne State Auditor-conducted sale per county annually, in spring (April-June; all sales before July 1), replacing the former separate sheriff and Auditor sales
Governing lawWest Virginia Code, Chapter 11A, Article 3 (esp. §§ 11A-3-44, 11A-3-45, 11A-3-52 to 11A-3-56, as amended by 2022 Senate Bill 552)

Premium / highest-bid auction of the tax lien by the State Auditor (as Deputy Land Commissioner); because there is no buyer interest, this is now a deed-acquisition play, not a yield play. SB 552 also added a 3-installment redemption payment plan for sold homes. Deed issued is in the nature of a tax deed and typically needs quiet title work.

The process, step by step

1 · The list publishes. West Virginia sales run on this rhythm: One State Auditor-conducted sale per county annually, in spring (April-June; all sales before July 1), replacing the former separate sheriff and Auditor sales The county's sale list — the parcels actually being sold — is published ahead of the sale by the county office that runs it, and in many West Virginia counties also through the state's sale channels (mostly in-person (State Auditor sales at the county courthouse; unsold liens/properties are then offered through the State Auditor in statutory priority order)).

2 · Register and fund — before sale day. Registration and bidder deposits are handled by the county or its sale platform and close before the sale, in most counties the day before. The amount and ID requirements are set in the county's own sale notice, not in state law — confirm them on the current published notice before you rely on them.

3 · Research every parcel. Compare the taxes owed against assessed value and recorded sales, check property type and occupancy signals, and price in the state's redemption rule above: it decides whether your money comes back with the statutory return, or your path runs to the property itself.

4 · Bid the number you wrote down. Set your max bid (deeds) or floor rate (liens) from the research, before the sale opens. The state's return is paid on the tax obligation — not on whatever extra a bidding war adds on top of it.

5 · After the sale. Owners redeem inside the window above; lists change as they do. Track the parcels you care about, because a watched property redeeming or withdrawing is information you want before — not after — you wire a deposit for the next sale.

What Monroe County publishes — and our verification status

Under West Virginia law, the county publishes its sale list as a public record ahead of each sale. What we have not done is guess at this county's exact channel: which office posts the list, in what format, and on what posting schedule are being verified county by county against the county's own publications. Until that check is complete, this page carries the verified state rules — not a live Monroe County sale list — and says so plainly.
