How tax sales work in Scott County, Arkansas

Arkansas law controls every tax sale in Scott County — the county runs the sale, but what is sold, what it pays and how long the owner can redeem are all set by the state:

What Arkansas sellsTax deeds
Interest / penaltyn/a — pure tax deed state; the Commissioner of State Lands sells the parcel itself for taxes, penalties, interest and costs owed, with no interest or premium paid to the buyer on redemption because post-sale redemption was eliminated in 2023 (see redemption_period/notes)
Redemption periodNo post-sale redemption for sales on or after July 1, 2023 — redemption ends at 4:00 p.m. on the last business day before the sale date; the owner may redeem at any time before that deadline while the parcel is certified to the Commissioner of State Lands. Note: the older text of §26-37-202(e) provided a 10-business-day post-sale redemption — COSL and its 2026 auction notices state sales are now final, superseding that window in practice
When sales happenCommissioner of State Lands regional public auctions held throughout the year, grouped by county (primarily spring/summer); a sale may not be held until at least 2 years after certification to the state, and parcels are certified after taxes are delinquent 1 year

All sales are state-run — there are no county tax sales. Buyer receives only a limited warranty deed and should expect to file a quiet-title action to obtain insurable title; Act 241 of 2023 also bars purchasers whose home of record is outside the United States.

The process, step by step

1 · The list publishes. Arkansas sales run on this rhythm: Commissioner of State Lands regional public auctions held throughout the year, grouped by county (primarily spring/summer). The county's sale list — the parcels actually being sold — is published ahead of the sale by the county office that runs it, and in many Arkansas counties also through the state's sale channels (In-person COSL regional auctions (catalog at cosl.org); unsold parcels appear on the post-auction sales list ~30 days later and are sold through COSL's online auction system at cosl.org / auction.cosl.org).

2 · Register and fund — before sale day. Registration and bidder deposits are handled by the county or its sale platform and close before the sale, in most counties the day before. The amount and ID requirements are set in the county's own sale notice, not in state law — confirm them on the current published notice before you rely on them.

3 · Research every parcel. Compare the taxes owed against assessed value and recorded sales, check property type and occupancy signals, and price in the state's redemption rule above: it decides whether your money comes back with the statutory return, or your path runs to the property itself.

4 · Bid the number you wrote down. Set your max bid (deeds) or floor rate (liens) from the research, before the sale opens. The state's return is paid on the tax obligation — not on whatever extra a bidding war adds on top of it.

5 · After the sale. Owners redeem inside the window above; lists change as they do. Track the parcels you care about, because a watched property redeeming or withdrawing is information you want before — not after — you wire a deposit for the next sale.

What Scott County publishes — and our verification status

Under Arkansas law, the county publishes its sale list as a public record ahead of each sale. What we have not done is guess at this county's exact channel: which office posts the list, in what format, and on what posting schedule are being verified county by county against the county's own publications. Until that check is complete, this page carries the verified state rules — not a live Scott County sale list — and says so plainly.
